11 Townhall  - Rosemary Beach FL

Designed for a developer client, this 5,000 s.f. house was situated on one of the last unbuilt lots in the planned community of Rosemary Beach. 

 

One of the major challenges was to gain gulf views from a parcel which was quite a few blocks from the water.  The solution was to create a rooftop deck by increasing the roof pitch to 14:12 and carving a hole in the roof mass to house the deck. This allowed for views of the water while also obscuring the roof deck at street level.

 

Maximum square footage was obtained by cantilevering over the mandated setback line along one side of the house. The opposite side of the property houses a private pool and trellised outdoor living room.
